Disclaimer

CMA is an acronym for Comprehensive Market Analysis and is a report based on research involving housing activity in the selected (your) neighborhood. A CMA is not to be confused with an appraisal, which is performed by a different professional for the purpose of setting an exact value for a lender or other interested party at a (typical) cost of some several hundred dollars. 

In practice, preparing a CMA means looking at data for homes currently for sale, homes that were listed for sale and sold, homes that were listed for sale that didn’t sell, homes withdrawn from the market (for whatever reason), homes whose listing agreements expired without selling, etc. In short, all activity for homes similar to the subject property (yours) is examined going back for a period of six (6) months. Should suitable ‘comparables’ as they are known, cannot be found, then we increase our search timeline for a period up to one (1) year. 

Beyond one year, the market probably was somewhat different so those sales numbers may not have any meaning when establishing a current range of home value.
